What To Do To Prepare:

The following are a couple of factors to keep in mind when listing your property for sale:

1. Curb Appeal.

   Keep your landscape pristine with fresh mulch and add creative touches to your yard, such as colorful annuals.  This will create an immediate impact on passers-by and potential buyers.

2. Property Repairs and Updates.

   Walk around your home, inside and out, and make a note of items in need of repair. Repairs should be completed before your home goes on the market. If there are updates that have been on the back burner, now would be an excellent time to knock those out. Fresh paint makes a huge impact!

3. Cleanliness and Staging.

   Preparing your home for the market takes time, hard work and some money but it’s time and money well spent. Since you’re going to be packing and moving soon anyway, use this opportunity to edit your belongings. It’s purge and pack time!  Rather than pack up things that you no longer want, use this time to start a Donate or Discard pile. You will be so happy to have done this on the front side when you’re unpacking at your new home.

Your home should have an easy graceful flow and should showcase and focus on your home’s wonderful features.  I offer complimentary staging services as part of my listing package and my stager will help you accomplish this crucial piece.

Lastly, once the updates are completed, repairs have been made and staging is mastered, it’s time for a deep clean. Don’t forget to have the windows washed too.

4. Showtime.

   It seems obvious but please leave for the showings. If you work from home and if it’s possible to step outside for a few minutes, it is wise to do so.  Buyers are uncomfortable viewing a home if the seller is home.  Remember that for each showing the house should be clean and clutter free. Beds should be made, toilet seats down, waste baskets emptied, toilet brushes & plungers removed from sight.  When possible, lights and lamps should be on, soft music playing in the background, pool water features on, fresh flowers.  Some buyers are very sensitive to strong scents so don’t over fragrance your home.  Food scents such as Crème Brulee or Vanilla seem to be safe choices.
